The scheme consists of a pair of mixed-use buildings in Hackney within walking distance of each another. Both the materiality and arrangement of the buildings are informed by close analysis of what is considered distinctive, innovative or successful in the design of the surrounding housing projects of decades past.

Developed through extensive consultation, the buildings mix residential provision with active ground floor uses A “continuous terrace” on the ground floor of 99 East Road forms a one storey plinth that utilises street frontage and creates an active public space on East Road. Above, the residential units are dual aspect, east/west facing and pulled back from the street with a mature tree as buffer to East Road. In reference to the deck access of the nearby Provost Estate, rooms within the flats are accessed off a light and generous corridor that runs along the front of the building and is articulated in the façade.
